Alerton Australia delivers the building management system for Brisbane Quarter Stage 1
Stage 1 included the central precinct cooling plant comprising xx MW of cooling, retail mall, hotel and restaurants.
The management platform allows the operators to managing and optimise every aspect of plant operation as well as energy generation and consumption.  This includes sophisticated electrical load management and demand control for bother mains and emergency power operation.

300 George Street is a development made up of three buildings an 82 storey residential apartment tower, a 39 storey office tower and a 33 storey five star hotel tower. We picked up the first stage of works back in May 2016 and this 800 million dollar development by the Shayher Group has been handed over and the first 20 floors will be opening to the public this Friday 1st June! The first five-star hotel to open in Brisbane City in 20 years, the opening of W Brisbane will mark the re-entry of the iconic W brand into Australia.

Stage 1 was split across 2 phases. The first phase is the base building which includes CHW and Condenser water plant for entire development of 3 stages, 7 basement levels, retail mall area and restaurants. CHW plant is made up of a total 6 chillers and 1 heat machine. Chillers operate in series/ counter flow arrangement to achieve high efficiency. Heat machine operating in heating mode supplies hot water to calorifiers which pre-heat the domestic cold water into the domestic hot water system. The resultant chilled water is fed into the chilled water system to assist with cooling.

Phase 2 is the development of a 33 floor hotel building (including podium levels) which is leased by W Hotels group. Podium 3 has Kitchen area for the hotel where BMS controls the Kitchen hood exhaust and supply system. Podium 3 has Ball rooms, function rooms and meeting rooms where conditions are maintained through a mix of Air Handling Units with economy cycle, CO2 control and Fan Coil Units. Level 4 and 5 have a swimming pool and Treatment rooms where BMS controls zone temperature and humidity. Levels 7 to 33 are Hotel rooms, where BMS controls toilet exhaust fans and air conditioning of common areas. Hotel’s Heating Hot Water plant is located on level 34, which consists of 3 boilers and 3 pumps.

BMS also integrates with other systems such as Energy management system, Generators, Diesel Tanks, Lifts, Lighting system, Fire pumps and Cold water booster pumps. In the event of power failure BMS does load shedding of Mechanical plant to ensure only essential plant is operating on generator power.
