Project summary

Kings Square Stage 2 (KS2) is the first development in the new Perth City Link Precinct. Located north of the CBD, the precinct will become a major mixed-use destination. The building provides 18,400m2 of office space and 850m2 of commercial retail space and houses Shell as the major anchor tenant.

Alerton Australia (WA) were appointed to provide Building and Energy management systems for the base building and tenant fit out. The total contract value for Alerton inclusive of the fitout was 1.95M and was delivered over a time period of 2-3 years.

The Challenge

The Floth designed mechanical system consists of central AHU’s with a low temperature VAV air distribution system on the floors. This design ensured that a comfortable environment was achieved while minimizing plant space on the floor and delivering an energy efficient outcome for the building owner. This system ensured that the Green Building Council of Australia’s (GBCA) 5 Green Star sustainability requirements could be achieved.

The Solution

Alerton Australia implemented an Optergy Enterprise head end user interface to integrate the HVAC, electrical and many other building services to the one central location. Having the BMS and EMS on one single platform had a positive contribution to continual energy monitoring and tuning throughout the DLP period.

With collaboration between Dexus, Triple M, Floth and Alerton all stakeholders were able to access the buildings Optergy Enterprise web browser at anytime from anywhere to continue to drive the performance of the building with the end result being a first time NABERS rating of 5.5 star base build rating.

Alerton continues to provide a Platinum maintenance service to Dexus and Shell for continued building performance and improvement throughout the daily operation of the building.
